Wow! Can you believe
it - Summer is coming to a Close ... where did it go? I hope you were able
to enjoy some of these Beautiful Summer days ... with the exception of the
100 temps the First week of August. Think about it - with the heat index
around 110 degrees - that's close to the lowest setting on your oven!
I have
had the opportunity to travel & visit some other Resort Areas along
the east coast (mostly south of us), and it is amazing to see new areas
and compare them with our Outer Banks. I have yet to find another more
beautiful area than where we live and vacation here in OBX. The other
thing I find incredulous is that by comparison, you get more home for the
money here than in other resorts. That, in conjunction with 4 Lighthouses,
Ocracoke, The Lost Colony, Festival Park, Jockey's Ridge, The Wright
Brothers Memorial, Oregon Inlet, Off Shore Fishing, Water Sports, and the
list goes on!
It is
good to travel - it serves to remind what a great and wonderful place
we have in the Outer Banks. Even though it has grown over the years,
everywhere else has also, and yet, we still have that small beach town
feel. This is especially so in the Off Season when we will again bump
into friends we haven't seen in a while at the grocery store.
Our Market
is ... "alive"! Yes, contrary to what you may hear, our market
is alive and well, and moving. Why is that? I'm glad you asked! Simply
put, and I will borrow from this from an area Lender, Daryl Davies w/
National City Mortgage (O) 252-384-3494 who mentioned to me recently that
if you look at the reality of our market - it is actually a better time
to buy now than a year ago! Think about it ... rates for 30 years fixed
non-conforming loans (which is over $417K) is hovering around the mid 6%
range, as of this writing. I started in this business when rates were in
the 15% to 16% range in the early 80's ... REMEMBER THAT? Now, when we
hit our low point a few years back in the mid 5% range, Property Values
were also at their peak Now, although rates are a bit higher, in many cases,
the property you would have purchased a year or 2 ago, may actually be
priced below that range now - enough that in some cases it is actually
a better buy now - even a the higher rate as you end up with a lesser payment
P&I!. The
rental income likely has increased slightly over that same time period.
Smart Buyers are Aware of this.
