NOTE:  Prior to beginning the process of purchasing any property - you will benefit greatly from talking with a mortgage lender to discuss your personal financial situation.  Prior to submission of a purchase offer to a prospective seller, you will want to have been "Pre-Qualified" or even better, "Pre-Approved"  for the financing you are seeking.  This is one of the first questions every Seller will ask ... "Are the Purchasers qualified?"

With perhaps a short 10 minute conversation (can be done by phone), based on the information you provide regarding your current debt / income, a Lender will be able to provide you details as to Interest Rates / Mortgage Loan Discount and Origination Fees and an opinion as to the maximum mortgage amount you will be able to secure.  Note:   If you are contemplating the purchase of a rental income property and are not able to qualify for the payments based on your personal income / debt, you can elect to have the rental income count toward the mortgage payment, therefore you only need to qualify for the difference!  This would be considered an "Investor Loan" and would carry a slightly higher interest rate (1/2% to 1% additional) and is available with 20% Down for up to 30 year amortization.

Primary residence and second home loans will typically have the most favorable rates in the market.  Primary residence financing up to 95% of sale price (in some cases, 100% financing is available!)  Second home financing up to 90% of sale price.  Lot financing available up to 90% of sale price (15 year amortization - no balloon!).  Other terms available with 1, 2, 3, 5, and 7 year balloons - call lenders for quotes.

NOTE 1:  When calling a Lender for a rate quote, remember to:

1)  Call all the lenders at the same time of day (within an hour or so) as rates can change daily, sometimes as often as hourly!

2)  Be sure to ask exactly the same questions (i.e.: dollar amount of loan, 30 year amortization, fixed rate, no points, etc.) - that way, when you compare each lender's rate quotes, you will be comparing apples with apples - very important!

3)  Remember to take note of how the person on the other end of the line treated you, and how they responded to your questions.  For me - "service" is more important that choosing a lender who offers a rate that is 1/8% lower, but offers poor service.

Title Search, Title Insurance, processing of Closing Documents, including Pest Inspections, land / building Surveys, Homeowner / Flood Insurance, Rental pro-rations
(if any), handling of all closing funds, Deed Recordation, etc.

NOTE:  I always recommend that you hire an Outer Banks area real estate Attorney to represent you in your Outer Banks real estate transaction.   Be sure that the other party in the transaction will be represented by a different law firm.  An attorney can represent both parties in a real estate transaction, however, in the event of a conflict, the attorney will then be unable to represent either party.  In this situation, the attorney would have to refer both parties to two separate attorneys for resolution.

You may want to contact three or four attorneys for quotes as to thecharges for their services.  Be sure to specify the same information to each to obtain fee quotes that you can compare!  I have found some differences in real estate attorney fees.
